Comments below are in addition to that summary.
1. LiveWell Proposal
This item was not discussed in the open meeting, but it may have been discussed in the Executive Session.
2. Long Range Plan
Bill Colton said that the Long Range Plan Committee was close to finalizing its recommendations; which will then be submitted to the Board for consideration. As noted in last month’s summary, the three key areas for recommendations are future road improvements, new sidewalks and community amenities. He mentioned that, after Board review, recommendations would be disseminated to property owners through small community meetings. Nothing was said about community wide surveys, but that option has been mentioned in the past by other Board members.
Community amenities have also been discussed within two other POA committees. Several months ago, this subject was discussed within the Community Appearance Committee, but minutes for the past three meetings contain no references to the subject; nor has there has been any mention of recommendations being made by that committee to the Long Range Plan Committee. In addition, the subject is being discussed within the Marketing Committee; as noted in the next item.
3. Marketing Committee
This committee’s work was not discussed in the meeting, but documentation was included in the Board papers posted on-line. Should you have any interest in where the Board is headed on this matter, these two papers are worth reviewing.
First is a two page summary from the committee chair which contains comments on amenities. This gist seems to be that the committee intends to determine what amenities will attract the three key groups of prospective buyers; young professionals, pre-retirees and retirees. The committee plans to prioritize proposed amenities and do cost benefit analyses on each for purposes of competitive analysis. 4. Website
The Board summary mentioned that the directors reviewed a prototype web site. This was a follow-up from what was mentioned in the March meeting summary. I thought some additional information might be of interest.
The goal appears to be a comprehensive web site that performs the following functions:
- A public web site for marketing the community. The four target markets are working professionals, families, retirees and golfers.
- A joint site for the country club and the POA. In addition to “public material”, it would provide secure member access to the private country club material and secure resident access to the private POA material.
- Providing information on homes for sale within the community. Realtor involvement (including GC Realty) has been discussed, but it does not appear that final details have been worked out.
The POA appears to be close to finalizing details with the country club. And it was stressed that the expenses being discussed for the new web site were separate from marketing costs being discussed by the Marketing Committee.
5. Road Project
Here is the note that was included in the Board’s summary (In case you decided not to read it). I thought this subject was important enough to mention separately.
Road Project: The “Invitation to Bid Package” has been completed and letters informing potential bidders of bid package availability have been sent out. The initial response has been disappointing with only a single contractor responding. The poor response is believed to reflect the amount of other work currently available to these contractors. Additional discussions will be needed to increase interest in this project.
