<\/p>\n

This meeting was relatively short (an hour and 45 minutes), because the directors had to attend the broker open house taking place that afternoon.\u00a0 <\/span>The POA attorney was present for the entire meeting.\u00a0 <\/span>The Board went into Executive Session for 45 minutes during the meeting to consider legal advice.<\/span><\/p>\n

In a discussion prior to the meeting, Doug Frey commented that, although he did not attend last month\u2019s meeting, he supported the decision to give bar codes to realtors and that he thought the program was a good idea.<\/span><\/p>\n

1.\u00a0 Financials<\/span><\/strong><\/p>\n

Numerous items were discussed, but there were no significant variances to report.\u00a0 <\/span>Final costs on the road project should be finalized soon, and there appear to be no major changes from previous expectations.\u00a0 <\/span><\/span><\/p>\n

2.\u00a0 Rules and Regulations<\/span><\/strong><\/p>\n

Mike Zmuda said that staff would be reviewing our Rules and Regulations to see if any changes or amendments were warranted.\u00a0 <\/span>He indicated that it was a good idea to review these on a regular basis once every two or three years.<\/span><\/p>\n

As background, the first set of Rules and Regulations was approved by the Board in June of 2012 and can be found here:\u00a0 Rules & Regulations<\/a><\/strong>
\n<\/span><\/p>\n

Almost all of these rules and regulations are in our covenants and other documents in some form or fashion.\u00a0 <\/span>However, this document was created because it was felt that a summary list would be easier to read, understand and reference.\u00a0 <\/span><\/span><\/p>\n

3.\u00a0 Covenant Re-Write Committee<\/span><\/strong><\/p>\n

It was reported that this committee is starting phase two of its work; which is in two parts.\u00a0 <\/span>First is looking at possible changes to the covenants and second is examining ways to make the document more readable and user friendly.\u00a0 <\/span>According to recent amendments, no changes can be made to the covenants without a vote indicating approval by at least 67% of all property owners.<\/span><\/p>\n

4.\u00a0 Safety Committee & Gates<\/span><\/strong><\/p>\n

The recent Board survey indicated that a majority of respondents did not favor the use of driver\u2019s license readers at the entry gates.\u00a0 <\/span>From the discussion, it appears the Board has now decided not to pursue this option.<\/span><\/p>\n

The Safety Committee is still researching the concept of license plate cameras and was not ready to make any recommendations at this meeting.<\/span><\/p>\n

In a general discussion, it was suggested that there be a comprehensive review of entry procedures; including possibly clarifying the entry categories within the capsure system.\u00a0 <\/span>This might address possible confusion as to the intended use of these categories.\u00a0 <\/span><\/span><\/p>\n

It appears that no resident artists will be participating in the Chatham Artists Guild 2014 studio tour this coming December.<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"
